Stoke Mandeville Action Group - Against Excessive Housing Development
Proposed Large Housing Development in Stoke Mandeville
A planning application was originally submitted to AVDC for 375 houses on the farmland west of Wendover Road / South of Station Road.
A new planning application has been submitted in January 2018 for 200 houses on the same site.
Many residents have expressed their objections to this large development which will add about 1,000 new residents and roughly 600 cars to the already conjested local roads.
The new residents will need access to schools which are already full, and doctors surgeries which struggle to cope with the present population.
Looking at the map contained in the current AVDC Draft Local Plan (VALP Policy Map Insets page 7 click here) the preferred areas for housing are along the southern perimeter of Aylesbury, including a swathe of land right across the northern area of Stoke Mandeville Parish, and extending south almost as far as Stoke Mandeville village.
The number of houses that are planned to be built on these areas total around 2,000 (source AVDC Draft Local Plan page 206) That’s going to be something like 6,000+ more residents and probably about 4,000 more cars. Imagine the pressure that that is going to put on the three major issues i.e. roads, schools, doctors. And that’s not counting the 3,060 houses proposed on Hampden Fields!
One of the reasons AVDC want to develop this land to the north of Stoke Mandeville Parish is that they plan to put an east / west link road linking the A418 (Stone) to Wendover Road and across to the junction at the end of the dual carriageway of the A41. It would seem to be vital to establish this road before building thousands of houses. click here to see the map
Notwithstanding the AVDC Local Plan there is nothing to stop developers applying for planning permission anywhere and they have to be considered by the local Council when the application is received.
Our submission will be that we urge the AVDC to refuse planning permission on the basis that this large development will further exacerbate the problems that currently exist in relation to the already busy local roads, the overcrowded doctors surgeries and oversubscribed schools.
It will also come very close to completing, with other developments north of Station Road, the coalescence of Aylesbury, Stoke Mandeville and Weston Turville.
